Michael Carr and Associates, inc has been in the rental home business since nineteen ninety four.  We have worked very hard over the past sixteen years to perfect the rental and investment home operations.  We manage and own many rental homes in our portfolio and help dozens of other investors to build their rental portfolio.  Since the real estate meltdown of two thousand six the demand for rental properties has grown exponentially offering the opportunity to invest in the rental market.   Michael Carr and Associates, Inc offer services in the rental business from A to Z.


 We have the expertise to identify potential rental property for purchase that is well below the market.  We help you, the investor, to contract and purchase the rental from several different sources like the multiple listing service, auctions and directly from the banks.  Before the purchase and sale contract is written up, Michael Carr and Associates, Inc personally view the rental property to assess the construction needs to place a hard estimate on repairs.  This figure is factored in to the offer price protecting the investor’s bottom line on the potential rental.  After contract acceptance and close of escrow Michael Carr and Associates, Inc offers repairs through their construction division Ashton Laine.

 
Many of our clients utilize our extensive experience in the rental rehab business to prepare the rental for market.   When the repairs have been complete our experienced rental agents market the properties on the multiple listing service, Craigslist, the newspaper and several other medias that specialize in rental units.  Our agents review applications of rental clients as well as checking background, employment history, and rental history before continuing to the interview process.  We have learned that it is very important to screen rental clients before renting and our criteria drastically reduces rental vacancy and rental turnover thus saving the investor money and holding costs associated with empty rentals.

 
We have several safety options designed to protect the rental from theft and vandalism during the time that the property is vacant and in repair from scheduled police routes to HVAC bands to lock and key security.  After the prospective rental client is interview by us then we make our recommendation to you the investor for final approval.  If the investor is in agreement then we go over the rental contract with the client and perform the rental move-in/move-out inspection designed to protect the rental property during its use by the new renter and establish our expectations of the renter.  This process becomes very important when the renter leaves the rental at the termination of the lease.  Michael Carr and Associates, Inc takes the move-in/move-out inspection report to build a Scope of Work for the rental investor to review at the termination of the lease.  This Scope of Work report outlines the necessary repairs or maintenance to the rental for remarketing on the rental market and the process starts over from the beginning.  After approval of the rental Scope of Work if the investor chooses Ashton Laine sends the crew to complete the repairs placing the rental back on the market in ready condition so vacancy is short lived thus improving the rental investors bottom line.


 During the management period, equal at least to the duration of the rental agreement Michael Carr and Associates, inc accounts for all of the rental income and expense, sending the positive rental cash flow to the investor.  This process removes the need for the investor to take on another job by handling the day to day needs of owning rental real estate.  As always Michael Carr and Associates, Inc looks forward to working with all investors from the smallest to the largest.  Let us put our expertise to work for you today!
